Please note that you may not use "The Villa Kazbo" (hereinafter referred to as "the Villa") unless you understand and agree to the following terms and conditions of use (hereinafter referred to as "Terms and Conditions").
By applying, you are deemed to have agreed to the terms and conditions of this Agreement.
The administrator of "The Villa Kazbo" (hereinafter referred to as "the administrator") may change the contents of these Terms and Conditions from time to time as necessary.
Please check the latest Terms of Use before using the site.
How to use the room
After making a reservation, the reservation will be confirmed when the payment of the fee is confirmed in the designated bank account. For reservations made through agents, please make payment in advance through the respective agent. For direct reservations, 100% of the room charge must be paid within one week of making the reservation. This will confirm your reservation.
If payment cannot be confirmed, the reservation will be held as a tentative reservation (up to 3 business days), but if payment cannot be confirmed after that time, the tentative reservation will be cancelled.
Check-in time is from 15:00 to 17:15. After that time, guests must check in by self check-in.
If you are unable to arrive at the time you have informed us in advance, please be sure to let us know. For self check-in, please refer to the self check-in process that will be sent to you each time.
If you do not contact us by 5:00 p.m., we will prepare for self check-in.
If you lose the key to your villa, which will be given to you upon check-in, you will be charged the full cost of replacing the key and the damage fee for the time required to replace the key.
Check-out time is ~11:00. We generally do not extend the check-out time. However, late check-out (may be available for a fee. Please contact us for details.) For after-hours (early morning) check-out, self check-out is available. Please contact our staff in advance. Note: As a measure against coronavirus, please open all windows when you leave the room. (In case of heavy rain, you may leave the room as it is.)
After check-out time, our manager may enter the villa for cleaning.
After check-out time, the manager may enter the villa to clean up. After this period, the villa will dispose of the lost items. Food, beverages, disposable tools, etc. will be disposed of on the same day.
All items in the garbage cans will be disposed of.
Please note that due to its location in a rich natural environment, the villa and its interior may be infested with insects. Please understand this beforehand. When opening windows, please be sure to use the screens on the windows.
The manager of the property may patrol the property for management purposes.
The responsibility for the use of the room starts at the time of check-in and ends at the time of check-out.
If you violate these terms and conditions, we reserve the right to refuse your continued use of the facility. In such a case, the fee will not be refunded.
Prohibited items
Gunpowder, explosives, gasoline, kerosene, volatile oils, hazardous chemicals, toxic gases, and other hazardous materials.
Narcotics, illegal drugs, or similar substances.
Decomposed materials, filthy materials, or other materials that emit moisture, foul odors, foul smells, or odors.
Animals (pets, wild animals, etc.)
Firearms and swords that are not legally permitted to be possessed. Other items that are prohibited by law.
Items in extremely large quantities.
Items that generate loud noise, such as karaoke.
Prohibited items
Use of the facilities other than on the scheduled date, scheduled time, scheduled number of persons, or scheduled number of users. (The same applies to the swimming pool and other facilities.)

Gambling or any other activities that disturb public morals on the premises of the villa.

Do not feed wild animals.
Please do not feed wild animals. Please do not use the villa for commercial purposes such as seminars without permission.
Please do not modify the villa in any way that would alter its current condition.
Any use of the facilities, equipment, fixtures, or other items that are not intended for the intended purpose.
After use, please be sure to return the villa to its original location in its original condition.
Please feel free to take your toothbrush (and toothpaste) and slippers home with you after use.
Please do not leave your personal belongings or items unattended.
Please do not enter dangerous places or areas outside of the villa grounds.
If there is any damage, defacement, or loss of the villa's buildings, facilities, fixtures, or other items, you may be asked to pay for the equivalent amount of damage or loss.
In the event that there is any abnormal consumption of electricity, gas, water, etc. after the guest has left the villa, the actual cost may be charged in full.
Smoking is prohibited indoors. Smoking is allowed outside (in front of the hamburger store), but please use the ashtrays provided or bring your own cigarette butt receptacles, etc., after smoking to prevent fires caused by negligent fire starting, and to prevent the surrounding streets from becoming dirty due to cigarette butts scattered around.
Please do not use charcoal, bonfires, fireworks, etc.
Please refrain from using charcoal, bonfires, fireworks, etc. Actions that violate or may violate laws and regulations.
Actions that infringe or may infringe the copyright, property rights, privacy, or other rights of a third party or the administrator of this site.
Other than the preceding paragraph, acts that cause or may cause disadvantage or damage to a third party or the administrator.
Actions that are or may be offensive to public order and morals.
Any other acts that the administrator deems inappropriate.
Please refrain from cutting down or collecting plants and trees.
The use of detergent outside of the facility and the spillage of sewage due to the cleaning of oil, etc. are prohibited by ordinance.
Refusal or Suspension of Use
The user is a designated organized crime group or designated organized crime group member (hereinafter referred to as "Boryokudan" or "Boryokudanin") under the Law Concerning Prevention of Unjust Acts by Organized Crime Groups (enforced on March 1, 1992), or a related person or other anti-social force.
The user is a corporation or other organization whose business activities are controlled by Boryokudan or Boryokudan-in (Boryokudan Members).
The User is a corporation and any of its officers falls under the category of Bouryokudan-in (organized crime group) member.
The user makes violent, threatening, extortionate, or coercive unreasonable demands of us, or demands a burden exceeding a reasonable range, or is recognized as having made similar acts in the past.
When the manager feels intimidated by a person whose words or behavior are coercive or overbearing, or who is a complainer, or when the manager feels intimidated.
When it is deemed that there is a possibility of an act contrary to the provisions of laws and regulations, public order, or good morals.
When there is a risk of causing trouble or danger to others due to drunkenness, etc., or when there is language or behavior that is extremely disturbing to others.
When a person is clearly recognized as a person with a contagious disease.
When there is a natural disaster, fire, power outage, lightning, water cutoff, traffic cutoff, snowfall, or other danger.
When it is impossible or anticipated that the facilities or equipment cannot be used due to breakdowns, maintenance needs, or other unavoidable reasons.
When the administrator deems it necessary to suspend the use of the facilities or equipment due to unforeseen circumstances.
When there is a violation of these Terms of Use.
Safety
Please take special care when using fire (gas, cigarettes, matches, lighters, etc.).
Please do not use any fire other than those provided (bonfires, fireworks, etc.).
Please make sure to clean up after yourself when you go out or go to bed.
Please do not allow small children to act alone.
User's own responsibility and indemnity for damages
The user shall be solely responsible for his/her own actions, whether negligent or not, in connection with the use of the villa.
In the event that a third party suffers damages as a result of the use of the villa, the user shall be responsible for resolving the matter. In such a case, the administrator and the villa will be entitled to claim compensation for any damages incurred.
In the event that the user violates the terms and conditions, or if the villa or the administrator suffers damages due to the user's intention or negligence, the user shall compensate the administrator for such damages.
Notification
As a rule, we will contact you by phone or e-mail.
The notice will be deemed to have been sent from the villa administrator's mail server.
In the event that the notice is not delivered due to inadequacies in the user's e-mail environment or transmission route, the administrator shall not be held responsible for any failure of delivery.
If the administrator deems it urgent, the administrator may contact the user at the telephone number provided at the time of registration.
Changes, Suspension, and Disclaimer
The fee for the use of the room is the fee indicated by the administrator and must be paid in advance by bank transfer.
(*The transfer fee is to be borne by the user.) The fee and reservation deposit will be applied to the cancellation fee and the difference will be refunded. (*Please note that bank transfer fees are to be borne by the user.)
No compensation for damages or security deposit will be paid in any case, such as inability to use the villa.
The manager will not be responsible for any accidents, theft, loss, damage, defacement, or any other problems on the villa grounds or in the parking lot.
The manager is not responsible for any accidents caused by natural disasters or carelessness of the villa users (villa tenants), or accidents caused by failure to comply with these terms and conditions.
The administrator reserves the right to revise these terms and conditions at any time without prior notice. The revised Terms of Use shall take effect at the time when the Administrator posts the revised Terms of Use on the Site.
The administrator reserves the right to suspend or change the service without prior notice in the event of any of the following events
*When there is a natural disaster, natural calamity, fire, power outage, lightning, water cutoff, traffic cutoff, snowfall, or other danger.
When it is impossible or anticipated that the facilities or equipment cannot be used due to breakdowns, maintenance needs, or other unavoidable reasons.
When the administrator deems it necessary to suspend the use of the facilities or equipment due to unforeseen circumstances or other reasons.
The administrator shall not be liable for any damages incurred by users due to interruptions or changes.
Matters to be discussed
Matters not stipulated in this Agreement or matters that may raise questions regarding the interpretation of this Agreement shall be discussed and resolved in good faith by both parties in accordance with the Civil Code, other relevant laws and regulations, and customary practices.
The parties shall consult and resolve such matters in good faith in accordance with the Civil Code and other applicable laws, regulations, and practices.
Litigation Jurisdiction
In the event that a lawsuit becomes necessary between the users, etc. and the villa/manager, etc., the Kagoshima (Amami) District Court shall be the court of jurisdiction.
Cancellation Policy
Cancellation fees for reservations are as follows Cancellations after the transfer of funds will be refunded in accordance with the following percentages, minus the transfer fee.
30-15 days prior to the scheduled stay: 50% of the room charge
14 days to the day of the stay: 100% of the room charge
In the event of cancellation, the transfer fee for refunding the room charge will be borne by the guest.
(The transfer fee will be deducted from the room charge received at the time of reservation and refunded to the customer's designated account.)
Other Notes
In the event that this facility (rental villa) becomes unusable due to unforeseen circumstances such as typhoons or other natural disasters, calamities, or incidents, the rental villa may be closed. In such a case, the rental fee paid will be fully refunded.
However, if there are no cancellations by airlines or ferry companies and the cancellation is made at the discretion of the customer or for the customer's own convenience in the event of a typhoon, no refund will be made.
We will issue refunds for cancellations or postponements of flights, fairs, etc. due to weather conditions, so please contact us as soon as possible.
Please note that we will not be able to refund the room charge after the check-in date.
Please note that once you have checked in, your payment is non-refundable, even if there are still some days left in your stay.
